These terms apply to any quote, booking or job arranged through this website, WhatsApp, email or phone, or directly with Northgate Property Maintenance Ltd (company number 17323693, registered in England and Wales, registered office Apartment 319, 11 Flint Building, Stanley Street, Salford, United Kingdom, M3 5GH).

Quotations

Guide prices shown on this website are indicative starting points. A written quotation is based on the property details, photographs or video supplied, and the scope of work agreed with you. If the condition or required scope materially differs once access is gained, Northgate will discuss any additional work and price changes with you before proceeding, and additional work will not be carried out or charged without your agreement.

How a booking is confirmed

You can first get in touch about a job through this website, WhatsApp, email or phone, and discuss the scope, price and availability through any of those channels. However, none of those conversations — including a website enquiry, a WhatsApp message, an email exchange or a phone call — creates a confirmed booking or a contract on their own.

Once a quotation is agreed, Northgate will send you a secure booking confirmation link. A job is only confirmed once you've reviewed the details on that page and formally confirmed the booking there. This gives both sides one clear, consistent record of exactly what was agreed, regardless of how you first got in touch.

Submitting the website's "Get a Quote" form is a request for a quotation only and does not create a confirmed booking. Northgate will review the information provided and contact you regarding the scope, price and availability.

Consumer cancellation rights

If you are a consumer and your contract with Northgate is made at a distance — for example online, or following communications by email, telephone or WhatsApp without us meeting face-to-face when the contract is agreed — you will normally have a statutory right to cancel the service contract within 14 days without giving a reason, where the applicable consumer cancellation rules apply.

The cancellation period normally begins the day after the contract is made.

These statutory rights are separate from Northgate's normal cancellation and rescheduling policy set out below. Nothing in these Terms limits your statutory consumer rights. These rights apply to consumers only, not to business customers.

Starting your service within 14 days

Northgate frequently carries out urgent jobs, and we don't want to force you to wait 14 days if you don't want to. If you're booking as a consumer and your scheduled work is due to begin before the end of the normal 14-day cancellation period, the booking confirmation page will ask you to expressly request an early start and to confirm you understand what that means, before you can confirm the booking.

If you cancel during the 14 days

Before work has begun: where a qualifying consumer exercises their statutory cancellation right before Northgate has begun supplying the service, Northgate's normal 7-day cancellation charge (below) will not be applied where doing so would conflict with your statutory cancellation rights.

After work has begun: if you expressly requested Northgate to start during the cancellation period, and Northgate has actually begun supplying the service, then if you cancel during that period, Northgate may charge a reasonable amount proportionate to the service actually supplied up to cancellation, where permitted by law. This will not automatically be 50% or any other fixed percentage — it reflects only what's actually been done.

Service fully completed: where you expressly requested the early start, acknowledged the consequences of full performance, and the agreed service has been fully performed, your statutory right to cancel the service may end, as provided by applicable consumer law. The right to cancel does not end merely because our team has arrived or begun work — only once the service has actually been fully performed under these conditions.

Cancellations & rescheduling

We ask for at least 7 days' notice if you need to cancel or reschedule a confirmed booking. This gives us a reasonable opportunity to reorganise staff and offer the booking period to another customer.

7 days or more: where at least 7 days' notice is provided, no Northgate cancellation charge will normally apply.

Less than 7 days: where a confirmed booking is cancelled with less than 7 days' notice, Northgate may charge up to 50% of the agreed quotation to reflect reasonable losses directly resulting from the late cancellation.

Any charge will take account of the circumstances, including costs already incurred, labour or resources committed to the booking, and whether Northgate has reasonably been able to reduce the loss by reallocating staff or filling the booking period with other work. The cancellation charge will not exceed Northgate's reasonable loss resulting from the cancellation. This policy does not limit any statutory cancellation rights available to consumers, set out above.

Rescheduling

7 or more days' notice: you may reschedule without a charge, subject to availability.

Less than 7 days' notice: Northgate will first try to move the booking to another suitable available date. Where we can reasonably accommodate the change without suffering meaningful loss, no charge will normally apply. If short-notice rescheduling causes an unavoidable reasonable loss, Northgate may recover that reasonable loss, capped at up to 50% of the agreed quotation. Statutory consumer rights continue to apply.

Access

You're responsible for providing accurate access arrangements. Key-safe codes and access instructions are treated as sensitive information, and are only shared with the Northgate staff attending your job — never anyone else.

If our team attends the property at the agreed time but cannot gain access because the customer-provided access arrangements are unavailable, incorrect or otherwise fail, we will first try to contact you and resolve the issue. If access still cannot be arranged and the work cannot proceed, Northgate may charge up to 50% of the agreed quotation to reflect the reasonable loss caused by the failed visit, including allocated labour and lost booking time. Any charge will take account of the circumstances and will not exceed Northgate's reasonable loss. This applies where Northgate is not responsible for the failed access.

Parking and access costs

Where reasonably identifiable in advance, normal parking or access costs will be taken into account when preparing the quotation. Where additional parking, permits, congestion charges or similar access costs arise — particularly at apartment blocks, controlled-access developments or other locations where such charges could not reasonably be confirmed beforehand — these may be charged separately unless specifically included within the agreed quotation. Where reasonably possible, any additional charge will be explained and agreed with you before it is added.

Payment

Unless another payment arrangement has been agreed in writing, payment is due on the scheduled day, after Northgate has attended and confirmed the agreed scope, and before work begins. Payment may be made by business bank transfer or cash. Northgate does not take deposits.

If the actual property condition or required scope materially differs from the information, photographs or videos supplied when the quotation was prepared, Northgate will discuss any revised scope and price with you before payment is taken and before additional work proceeds.

For larger or multi-day projects, alternative or staged payment arrangements may be agreed in writing within the quotation.

Photos and videos you provide

Any photos or videos you upload with a quote request are used only to assess the job and prepare an accurate quote — they're never shared publicly. Separately, if we'd like to feature photos from your completed job as an example of our work, we'll always ask you directly first — see our Privacy Policy for more detail.

Complaints

If you're not satisfied with completed work, contact us at info@northgatepropertymaintenance.com and we'll review it against the agreed scope.

Governing law

These terms are governed by the law of England and Wales.
